Gold Canyon Arizona Real Estate Sales-February 2024

Gold Canyon Arizona’s February 2024 home sales increased – compared to sales reported last month – January 2024. Compared to homes sold in February 2024,  almost the same number of home sales were reported sold in February 2024 as in February 2023.   The average price per square foot for homes sold in February 2024 was about the same as the prior month.

  • February 2024 saw 48 homes in the Gold Canyon area sold, listed on the MLS. No distressed home sales were reported- (ie, foreclosure or short-sale.)
  • The average price per square foot for homes sold in February 2024 was $269.10.
  • The average sales price of Gold Canyon Arizona homes sold in February 2024 was $534,369.
  • The number of Gold Canyon Arizona homes on the market in February 2024 was 233 (MLS).
  • Based on 233 homes listed on the MLS – a 5-month inventory of homes – at the current rate of home sales.
  • February 2024 residential home sales in Gold Canyon saw about the same number of homes sold as were sold during the February 2023 reporting period.

Buyers are looking for good values.

As you can note from the additional number of homes selling during February (as compared to January), buyers are still looking for good-value homes to purchase. Plus there are cash buyers who are not worried about loan rates and the increasing loan rates, despite the higher interest rates for home loans.

While there are buyers, the market has changed from days when buyers were snatching up listings within hours of being placed on the MLS. Sellers will benefit from handling needed repairs and doing what they can to stage homes before putting them on the market.
